At Natureharborv, we apply an emerald-fresh discipline to documentation: title search receipts, inspection photographs, comparative market analysis sheets, and offer-and-acceptance correspondence are all filed systematically and made available to the client on request. You will always know where your transaction stands, because we maintain a live status record for every active mandate and update clients at defined milestones rather than waiting for clients to ask.

Property Sales

Seller mandates include professional photography, a verified property brief, title search, market-comparable pricing analysis, and buyer qualification before any viewing is arranged. Buyer mandates include property sourcing against stated criteria, offer negotiation, and coordination with the conveyancing advocate to completion. We do not represent both sides of the same transaction — a policy that protects your interests.

Rental Management

Our rental management service covers tenant sourcing, formal application vetting (identity, employment reference, previous landlord reference), lease agreement drafting with legal review, move-in inventory documentation, quarterly property inspections, and annual rent review notifications. Landlords receive monthly statements itemising rent received, any arrears, and maintenance costs authorised during the period.

Property Valuations

We produce formal valuation reports for residential and commercial properties in Thika, Ruiru, and Juja. Each report references the Kenya Valuation Standards, cites at least three registered comparable sales, documents physical condition, and states the basis of value (market value, forced sale value, or insurance replacement cost as appropriate). Reports are typically delivered within 48 hours of site visit completion.

Real Estate Consulting

Consulting engagements are scoped individually and delivered as written briefs. Typical scope includes land due diligence (ownership verification, zoning, encumbrances, physical access), investment feasibility analysis (absorption rate, comparable rentals, projected yield), and portfolio reviews for existing property owners evaluating disposal, refinancing, or development. We do not offer legal or tax advice — we work alongside your advocate and accountant.

What geographic area do you cover?

Our primary market is Thika town and Kiambu County, including Ruiru, Juja, Kamenu, Ngoigwa, and Makongeni. We accept select mandates in Muranga County where the property is within 30 kilometres of our Thika office. We do not currently cover Nairobi city proper or the Coast region.

How are your fees structured?

Sales mandates are charged on a success-fee basis — a percentage of the final agreed sale price, payable on completion. Rental management fees are charged monthly as a percentage of rent collected. Valuations and consulting engagements carry a fixed fee agreed in writing before work begins. All fee structures are disclosed in the mandate agreement; there are no charges not referenced in that document.

Can you help with properties that have title complications?

We can conduct due diligence on a property with a complicated title history and produce a written risk assessment. However, we do not facilitate transactions where title is in active dispute or where a court caution is registered and unresolved. In such cases we will refer you to a qualified property advocate and can recommend firms we work with regularly.

How long does a valuation report take?

For standard residential properties, we schedule the site visit within 24 hours of instruction and deliver the signed report within 48 hours of the site visit. Commercial properties and large tracts of land may require additional field time and are quoted individually — typically 3 to 5 working days from instruction to signed report delivery.

Do you offer off-plan or developer sales?

We review off-plan opportunities on a case-by-case basis. We will only market an off-plan development where the developer holds approved building plans, a clean land title, and a valid NCA registration. We do not market pre-title or pre-approval projects regardless of projected returns — this is a firm policy to protect our clients.
